  • Equity: £90,000

  • Rent: £1,200 per month

  • Net Income: +£500 per month 

  • Property held inside a dedicated SPV (Special Purpose Vehicle).

3. Your Input & Return

  • Input: £75,000

  • Monthly Return: £500

  • Equivalent to: 8% per year

4. Security Provided to You

A. Preferential Shares

You receive a special class of shares that gives you:

  • Priority to your monthly return

  • Priority to capital repayment

  • Protection against dilution

  • No need to manage or run the SPV

B. Floating-Charge Debenture

You are also protected by a debenture that:

  • Makes you a secured lender

  • Gives you priority above our retained equity.

  • Activates stronger rights if the SPV ever misses payments

  • Allows intervention if needed

5. Exit Strategy

Your capital will be repaid through:

  1. Refinancing the 9 flats we plan to acquire in Shenley or

  2. Sale of our BTL property in Aylesbury or

  3. Selling the property.

All exit options will be set out clearly in the loan agreement.

6. Legal Process

  1. You choose the term.

  2. Our solicitor prepares:

    • Loan agreement

    • Floating-charge debenture

    • Preferential share issuance

  3. Documents are sent to you for review

  4. Funds are transferred to our solicitor

  5. Charge is registered at Companies House

Typical completion time: 7–10 working days.
